Our team is highly experienced in commercial real estate, and we've learned a few things along the way. One thing we've learned is how much more successful (and smooth) the process is when we do all the research up front.
Before we engage in any assignment, we conduct research in quite a few areas.
Property Details
We strive to learn about the physical characteristics of your property such as size, acreage, water, sewer, zoning, HVAC capacities, roof condition, traffic counts, and more. These details are inventoried so that we can begin to understand the features of the property so that they can be translated into benefits that can be positioned for sale.
Competitive Market
When completing a Competitive Market Study, our team works to identify a number of properties which have recently leased or sold that are truly competitive with your property. Additionally, we'll identify properties currently on the market that will be competing with yours for tenants or buyers in the marketplace.
Market Financing
Market Financing conditions play a more important role in the sale of an asset than they do in a leasing assignment, but we consider the financing options in the market in either case. This is in order to better understand the value of the offering in relation to lease vs. buy analyses and buyers' ability to finance a purchase.
Owner's Goals & Expectations
The goals and objectives you have for your property are the driving force behind our assignment and we work hard to understand them in order to structure a transaction that meets your goals within your time frame.
Buyer/Tenant Perspective
Our Target Market Generator allows us to use a systematic analysis of the features and benefits of your property. We then couple that information with a thorough understanding of the uses and users in that marketplace, including any which are missing. After completing that work, we identify general and specific organization targets for the offering of your property.
